So, it seems that you have grown to love the place you’re currently living in but the rent lease is about to expire. Don’t worry; all you have to do is send a simple Tenancy Extension Letter to your landlord, requesting to stay longer.
First things first, go through your lease agreement, and see if there is anything else you would like to have changed, and remember to ask for those points to be revised as well. Plan out an approximate time up to which you would like to extend your tenancy and then, simply, get writing.
Writing a letter may seem like a drag, especially if your landlord is available in the building or near your property, however, you must know, in this day and age, it is wise to put it down on paper rather than simply discussing a lease extension with your landlord. Not only should you write a letter, you should keep a copy of it as proof. Here’s a sample:

As per our 5-year lease agreement, the expiry date is on February 12, 2017. However, since my family and I have taken a liking to the neighborhood, and my daughter Marcy has taken admission in one of the most esteemed schools in the state, which happens to be a three-minute walk from the property, I have reconsidered and hereby request you to extend my tenancy in Apartment no. 142 on floor 12.
Please accept this request, as it is imperative that I stay a resident of this area, especially that it is close to my office as well.
I would like to extend the tenancy for up to two more years, up till February 12, 2019. By then, I will qualify for a company funded apartment which coincidently would be in another building you own. This would also benefit you as I noticed that there is no wait list for this apartment and you would have to advertise the vacancy when we leave.
I would also like to review all the terms of the lease with you and update them to both our benefit.
It has been a pleasure being your tenant, and I hope for it to stay that way for a little longer.
